Buying or selling a home often involves the biggest asset a person will ever own, so there are many stress points that need to be addressed throughout the process. If I am doing my job well, my clients will be sleeping well at night and will have an increased level of excitement, not stress.

The best time to buy a home is always five years ago.
I will be the person you can trust. I will do the right thing even if it means advising you not to move forward on a sale. My business relationships go beyond a transaction and reflect a friendship that continues after the close of escrow.
My strengths are:

The answer to this question is always influenced by budget restrictions, family dynamics and current market conditions. Typically, I encourage most sellers to start with painting and then consider new flooring if needed. Beyond those improvements it can start to get expensive and the investment may not be worth the return, especially if it means delaying or complicating the sale. For some situations I even recommend selling “as is”, especially if the seller is overwhelmed by the improvements needed and simply wants a quick sale.
Buyers are always looking for the perfect time to buy in order to get the best deal. That’s understandable, but what I have learned over my 36+ years of selling real estate is that it’s so difficult to predict when the market is going to soften or go through a major correction. Except for the rare occasions, real estate values increase from year to year and even when there is a correction of sorts the market will bounce back, sometimes at breakneck speed. I always tell buyers to look for the right house at value and understand that over time real estate is always a good investment.
Rates can change from day to day and sometimes even the best financial expert has a difficult time predicting when rates will go up or down. Normally a buyer will lock in a rate soon after starting escrow, usually when the market has a good day and rates bump down a bit. The risk is if you wait too long you may end up with a much higher rate, putting your approval at risk. Keep in mind that your first loan when buying a home is often refinanced when rates come down due to economic factors.
The most important factor in selling a home is having good photos! Quality photos are everything when it comes to marketing online and grabbing the attention of potential buyers. Therefore, I always use a professional photographer and personally help with the preparation of the home beforehand to make it look its best.
